Be Honest When Selling Your Home
When you go to sell your home, don’t try to hide anything. There may be small things – like some minor damage or a refrigerator that doesn’t work perfectly. Or, you may have more major defects, like a crack in the basement floor. What we’ve found – even in the crazy market of the last couple years – is that those items put you and potential buyers at risk.
You can even put the sale of your home at risk. The legal contracts that make up the offer to purchase will outline the terms of the sale. However, if a Buyer comes through and sees something that was hidden during that initial showing or an appraiser comes through and notices something, you risk the Buyer walking away or the Appraisal value reflecting a major defect.
There can also be legal ramifications for the parties involved if anyone finds that the parties had knowledge of something hidden. These can range from a deal falling apart (meaning a loss of time), it could mean a Buyer forfeits their earnest money, or it could mean a potential lawsuit or fine. ALL of these are stressful and can be avoided by disclosing everything up front. So when it comes to selling your home, be open and honest about it’s condition.
