Virtual Real Estate Brokerages? Agents? Huh?
It seems like everything these days can be virtual or online. The same applies to Real Estate Agents. When you hear the term “virtual” as it applies to real estate, it can have different meanings.
One refers to virtual real estate brokerages. These brokerages do not have physical offices, or have very few physical offices. The Agents work from home offices primarily and a majority of the training, support, and transactional activities are conducted online via Zoom, videos, and online forums. This model can provide many benefits for Agents that are comfortable with the platform. It can save costs associated with a brick and mortar office space and provides the ability to reach people across the world.
Another reference to virtual real estate is regarding ‘online real estate agents.” Typically, this means an Agent that will provide a video or virtual tour of a property or piece of land. They will manage from an office, behind a computer but may never actually see a property or meet a client in person. There are scenarios where this can work – a common one being with investors who aren’t as concerned about certain details or possibly with a land purchase where all of the necessary information is online.
That being said, make sure to learn more about a virtual option before pursuing it. In Wisconsin, as Agents, we are legally obligated to see a property before listing it for sale or writing an offer. In addition, we learn SO much by our time in a home or property and with our face to face conversations with a client. We can use all of the tech savvy tools to make the process easy, but there is unlimited value to our physical engagement.
New trends can seem exciting, but what’s new & flashy isn’t always the best option. Buying or selling a home is usually one of the biggest financial transactions you’ll do – don’t risk that investment.
